Level 3 Building Survey of a Victorian Terrace in Beverley

Property Type

Victorian mid-terrace property

Location

Beverley, East Yorkshire

Survey Type

RICS Level 3 Building Survey

Background

RJ Building Surveyors were instructed to undertake a Level 3 Building Survey on a Victorian terraced property in Beverley prior to purchase.

The prospective purchaser wanted a detailed assessment of the property's condition due to its age and evidence of previous alterations.

Our Findings

During the inspection, a number of defects and maintenance issues were identified, including:

Roof Deterioration

The roof coverings showed signs of age-related deterioration, with slipped and damaged tiles identified in several areas. Localised repairs and ongoing maintenance were recommended to prevent water ingress.

Defective Rainwater Goods

Defects were noted to sections of guttering and rainwater pipes, increasing the risk of water penetration to external walls.

Dampness to Internal Walls

Elevated moisture readings were recorded in several locations. Further investigation suggested that defective rainwater goods and external maintenance issues were contributing factors.

Inadequate Loft Insulation

Insulation levels within the roof space were below modern standards, potentially affecting energy efficiency and increasing heating costs.

General Maintenance Issues

As is common with properties of this age, a number of routine maintenance items were identified, including repairs to external joinery and areas requiring redecoration.

Our Advice

The Level 3 Building Survey provided the purchaser with a comprehensive understanding of the property's condition and highlighted areas requiring repair, maintenance and future expenditure.

The report enabled the client to proceed with confidence, having a clearer understanding of the likely maintenance responsibilities associated with ownership of a Victorian property.

Why a Level 3 Building Survey?

A Level 3 Building Survey is often recommended for:

  • Victorian and Edwardian properties

  • Older homes

  • Listed buildings

  • Properties that have been altered or extended

  • Buildings requiring renovation

The survey provides a detailed assessment of construction, condition, defects and maintenance requirements, helping purchasers make informed decisions before exchange of contracts.

New Build Snagging Inspection of a Detached Family Home in East Yorkshire

Property Type

Newly Constructed Detached Family Home

Location

East Yorkshire

Survey Type

New Build Snagging Inspection

Background

RJ Building Surveyors were instructed to undertake a New Build Snagging Inspection on a recently completed detached family home prior to occupation.

Although the property was newly constructed, the purchaser wanted independent professional advice to identify any defects, incomplete works or workmanship issues before compiling a snagging list for the developer.

Our Findings

During the inspection, a range of defects were identified that are commonly encountered within newly built properties.

Internal Finishing Defects

A number of cosmetic defects were noted throughout the property, including:

  • Poor paint finishes

  • Surface damage to internal walls

  • Incomplete sealant application

  • Minor damage to joinery

Whilst individually minor, these defects collectively impacted the overall quality of the finish.

Door and Window Adjustments

Several internal doors required adjustment to ensure correct operation, whilst minor defects were identified to window fittings and alignment.

Brickwork and External Finishes

External inspection identified areas where brickwork finishing and pointing required improvement. Minor defects were also noted to external sealant detailing.

Loft Space Deficiencies

The roof space inspection identified areas where insulation required improvement to provide a more consistent level of thermal performance.

Mechanical and Electrical Items

A number of minor installation issues were identified, including items requiring adjustment, testing or completion by the relevant contractor.

Our Advice

A comprehensive snagging report was prepared detailing each defect together with supporting photographs and recommendations.

The report was provided to the purchaser who was able to submit the findings directly to the developer for rectification under the terms of the new build warranty.

Why Instruct a New Build Snagging Inspection?

Many buyers assume that a newly constructed property will be free from defects. In reality, new homes can contain a variety of issues ranging from cosmetic defects to more significant workmanship concerns.

A professional snagging inspection provides:

  • Independent advice from an experienced surveyor

  • Identification of defects and incomplete works

  • A detailed report for submission to the developer

  • Greater confidence in the quality of the completed property

  • An opportunity to have defects rectified whilst the developer remains responsible
